Beach Side Realty Group took a highly innovative and strategic approach to sell 156 Monarch Bay Dr, Dana Point. This property was on the market with other brokerages for over a year and the MLS did not work for them. Here's a breakdown of the key elements of target marketing that worked for us:
Identification of Underutilized Features: We identified an undermarketed feature of the property, the 6-car subterranean garage. Recognizing its potential value, we suggested enhancing it by offering to pay for newly epoxied garage floors and showing attention to detail and willingness to invest in marketing improvements. Creating a Unique Marketing Campaign: We leveraged the extraordinarily large garage as the centerpiece of a unique luxury car show during the open house. This event showcased the property and created a sense of exclusivity, attracting a specific targeted audience and diverse crowd.
